| HOW TO MAKE
A RESERVATION It's easy to make a reservation! Call
us at 732 257-7581. We will take your name and
address for our mailing list, your telephone number, and then we will ask you the
dates you've
selected to vacation.
PAYMENTS To
confirm your reservation, you'll need to send an advance rent payment
equal to one half of the reservation period's rental amount within 7
days. Upon receipt of your payment, a lease will be forwarded to you
confirming your reservation. The balance of your rent and any applicable
security deposit will be due 45 days prior to your arrival. You may pay
this balance by personal check, money order, or cashiers check. All
payments must be made in U.S. Funds.
For reservations made within 30 days of arrival we must
receive payment in full within 3 business days of booking. For
reservations made within 10 days of arrival, payment is expected by the
end of the next business day. Fed-Ex your cashiers check or money order. There is a $25
charge for all returned checks.
WEEKEND RENTALS/MINI VACATIONS
During our in-season period we have a 3 day minimum
reservation policy. Reservations for less than a full week are available on
our properties during the off-season. The mini price for summer
dates is $565. The mini price of $375
refers to off-season pricing.
We take advance weekend (or any 3 nights consecutive)
reservations from mid September through mid May (excluding holiday
weeks), up to 30 days in advance for the long weekend getaway rates
listed. This rate reflects off season bookings only. All others in prime season mini vacations may be
arranged on an individual basis. A 3or 4 night vacation makes a
perfect getaway to enjoy the Outer Banks through all of our beautiful
seasons! Please call for availabilities,

OFF-SEASON MONTHLY RENTALS Shore
Delight is available during the off season for special monthly rates.
E-mail me for rates and availabilities on a monthly basis as rates may
vary. Monthly rentals also require a minimum $400 security deposit.
SECURITY DEPOSITS
We require a security deposit
which is to be paid with your final payment. The purpose of the
security deposit is to protect the property and contents, as well as
you. Please report to our office any damages upon your check in. Once
you have checked out, our inspectors will ensure that the property has
been left in proper order, clean and damage free. Security deposits will
be refunded to you within 30 days following your departure with any
necessary deductions noted.
TRANSFER POLICY Should you
need to change the week of your reservation after you have made your
initial payment, there is a $75.00 transfer fee that must accompany
your request. Please remember, this transfer must be in the same year. All requests should be made in writing to Joyce Ferrari. All
transfers must be made at least 30 days prior to occupancy in order to
allow us sufficient time to re-rent the original rental period.
CANCELLATION
Once your reservations have been confirmed by payment and you are unable
to fulfill your obligation to occupy a rental unit, we must be notified
in writing. All attempts will be made to re-rent the property but if we
are unable to re-rent the unit, no money will be returned. If the
property is re-rented, then rent consideration (rent, taxes, security
deposit) previously tendered by Tenant will be refunded, less a service
charge equal to 12% of the total contract amount or $75.00 whichever is
greater.
ACCOMMODATIONS
Every effort has been made to provide accurate and complete
information; however, we are not responsible for printing errors,
omissions, or equipment failure. Please confirm all information at
the time your reservation is made. If you have any particular
requirements as to cottage quality or personal needs, we recommend that
you personally inspect the rental unit before making your reservation.
Please note that although individual needs and tastes vary, we will be
unable to make other arrangements when you arrive. Owner shall not
be held responsible for possible rate or printing errors.
The cottage is equipped for normal housekeeping. It
includes a coffee maker, blender and toaster with the basic kitchen
equipment. All beds will have mattress pads, bedspreads, blankets and
pillows. It will also have central air/heat, dishwasher,
washer/dryer, a television with cable, telephone, VCR, stereo, grill,
outside shower, deck furniture, and a microwave. You'll need to bring
all paper products, and condiments. Please
respect our locked closet and garage in the cottage. These are not included in
your rental. Please give us a call for specific information as to where
the cottage is located.
Due to health department regulations, occupancy on homes
served by septic systems is limited to two persons per bedroom, unless
otherwise stated. We've listed the bedding arrangements in our
description only to accommodate flexible sleeping arrangements, not to
represent occupancy. Please contact us if you have any questions
regarding maximum occupancy allowed in the home (8). In addition,
parking is also limited. Please do not over occupy. For your protection
our rental home is provided with at least three smoke detectors. It is
renters responsibility to check the smoke detector upon arrival and to
advise us if the smoke detector is not working properly.
RENTAL ITEMS
Rental items may be rented on a weekly basis from Ocean Atlantic Rentals
(Outer Banks, NC
Equipment Rentals - Ocean Atlantic Rentals), to be picked up from
the store and returned back to the store upon your departure. Bed
linens are supplied with rental.

FAMILY GROUPS ONLY
It is the our policy to rent only to family groups.
We lease our home without respect to the race, color, religion,
sex, national origin, handicap or familial status of any party.
A family group is defined as parents, grandparents, children and
extended family members vacationing in one home. A non-family
group is defined as: unmarried young adults, high school
students, college students or any other group-type situation.
Should we discover a non-family group, the group is
subject to immediate eviction with NO REFUNDS. No fraternities,
school or civic groups allowed. Absolutely no house parties
allowed. IDs must be furnished if requested. Violation of the
above is grounds for immediate eviction. NO REFUNDS.
CHECK IN
Your vacation home will be ready after 4pm on the
beginning date of your reservation (Saturday) unless an early
check-in has been pre-arranged with us at the
appropriate rate.
In order to allow sufficient time to prepare the
property for your use, we ask that you not request early
occupancy. After all moneys have been paid and the lease
agreement has been signed, you'll receive 2 sets of keys or a
key code and
directions to your rental unit.
Remember, our property is individually owned and should be cared
for as your own.
PETS
Pets are not allowed in our rental. PETS FOUND IN PROPERTY
IS GROUNDS FOR IMMEDIATE EVICTION. To avoid eviction, please
leave all pets at home.
PHONES
Our cottage is equipped with telephones. Local
calls may be made without limit within the area you are staying.
Check with us for these exchanges. There is a
charge for calling directory assistance. Please note, our phone
has long distance calls blocked. You can access long
distance with a calling card that uses an 800 number. Cell
phone access is sporadic.
GRILLING
Grilling is not permitted except on concrete surfaces. Do
not attempt to use outdoor grills on decks, porches or near
wooded areas. Please be sure you clean the grill before you leave so the next guest finds it ready for use.
TELEVISIONS/VCRs/COMPUTERS Our property has
televisions, VCRs and cable TV. We make no guarantee for the TV
sets and no rebates will be given for malfunctions for any
television equipment or VCR equipment. Cable TV connections are
not guaranteed and may sporadically go out of service.
MAINTENANCE From
time to time, it may be necessary for us to enter the vacation
home during reasonable hours for any purpose connected with the
repair, care, or management of the property. If this is
necessary, we will make every effort not to disrupt your
vacation. Every effort is made to keep the property and its
equipment in good working order. Please notify us of any difficulty you incur during your
stay so repairs can be made. We will make every effort to
eliminate any problems or have repairs made as soon as possible. No rebates will be made
for mechanical failures or malfunctions, unfavorable weather,
early departure, interruption of utilities, maintenance
problems, or construction in the area. As the Outer Banks
continues to grow, construction may be taking place next to or
near the home you rent. Please be advised.
DAMAGES
We ask our guests to report any breakage or damages to us
upon occurrence and settle the matter before leaving. If there
is any damage to the unit, the lessee does agree to be
responsible for any damages done by himself, his family, or
guests. The cottage is checked between guests carefully by our
inspection crews for breakage or damage. Items such as beer
kegs, stereo speakers, fireworks, smoking in the non-smoking unit
or three wheel vehicles on the property are considered a
violation of our lease agreement. Infraction of this rule is
grounds for immediate eviction. Tenants are not permitted to
move furniture within the unit. Recreation vehicles are not
allowed to connect to utilities on the property, nor may the
maximum number for the property be exceeded when a recreational
vehicle parks at the unit. Many areas do not allow three wheel
vehicles or motorcycles. Please check with the town of Southern
Shores prior to your arrival. Absolutely no fireworks allowed on
property.
CHECK OUTS The
cottage must be vacated by 12:00 P.M. on check-out day. NO
EXCEPTIONS. We ask that this policy be recognized by all
tenants. Before you leave be sure you take trash out, wash
dishes and empty dishwasher, empty the refrigerator and wipe it, leave the AC on
90 degrees (or heat at 55 in winter months), lock all windows
and doors and leave the house tidy and in good shape for our
next guest. Then, return your keys and parking pass to
appropriate place. Our inspection crews will check to be sure all
is in good order, clean and damage-free after your departure. We
ask that all of our guests be attentive to our cleaning policy.
If during an inspection of the accommodation it is found to be
in excessively unclean condition, or any of the above conditions
are not met, a minimum fee of $50.00 will be retained from your
security deposit or billed to you. Be
certain to double check for any items left in the unit. For any
left items, please call us within 1 week of departure
for arrangements. We are not responsible for items left behind.
Have
a safe trip home!
HURRICANES
In the event of an ordered evacuation due to hurricanes or
other storms, you are required by state law to evacuate the
property. Refunds for the period of mandatory evacuation will be
made.
RE-RENT PRIVILEGES
After spending this year's vacation with us, we invite
you to pre-reserve with us for next year. Please make your reservations
with us before your check-out. We will give first
priority to repeat guests of each unit for each week. The
Tuesday following check-out, reservations for next year will be made
on a first come, first serve basis. Advance reservations are
tentative until January 1, when your first payment is due, and are
based on the unit and time period being available. We hope to
see you again next season!
