CORNER OF PINE AND WATER
(1785) Burchall, John, merchant, Turnbull's Wharf, corner of Pine
The 1830 directory, in which the same numbering system theoretically was in place, contained a key to the numbering of corner properties and gives the following numbers for this corner:
#165 S. Water St., northeastern corner.
#216 S. Water St., northwestern corner.
The disparity in numbers seems unlikely, but this is what the key gives for this intersection.
BETWEEN WATER AND FRONT, SOUTH SIDE
(1785) #1, Jones, John
(1791) #2 Pine St., Cohan, Thomas, huckster shop
(1785) #4, Barrett, Tobias
(1791) #4 Pine St., Cummings, William, grocer
(1785) #5, Ingraham, Dunkin
(1785) #6, Rudolph, Tobias
(1791) #8 Pine St., Easburn, Esther, tavernkeeper
(1785) #7, Rudolph, John
(1791) #10 Pine St., Hanlen, James, grain measurer
(1785) #8, Nixon & Foster, merchants
(1785) Nixon and Foster, merchants, near the corner of Pine and 2nd
There is a John Nixon at the corner itself of Pine and 2nd, who may have been part of this
firm.
(1791) #12 Pine St., Nixon & Foster, merchants
(1785) #10, Johnson, Francis, Receiver General
What is going on here and at #11 just below is anyone's guess, but the waterfront was a
confused kind of place, with even more oddly placed buildings, wharves, and conflicting
numbering and street-naming systems than the rest of the city.
(1785) #11, Robertson, John, shopkeeper
(1785) #13, Karling, John
(1791) #14 Pine St., Kerlin, William, sea captain
Only one person at the corner of Pine and Front (Tench Cox) appears in both 1785 directories, and he's on the north side of the street, so at present there is no way to tell which of the above block of listings were to the east and which to the west of Front Street. The matchups immediately to the west, however, and the similar last name of John Karling in 1785 and William Kerlin in 1791, which appear to have lived in the same location and may have been the same man, suggests that #13 in the 1785 numbering was on the corner.
The New Market area archaeological dig for construction on Front Street included part of the address #110 Pine Street. A brick-lined pit was found in the back yard, in which were found many remains of early Philadelphia, including these food remains: bones of sheep, calf, deer, goose, duck, cod, sturgeon (and other fish), pig, chicken, rabbit, turkey, and pieces of the shells of diamondback terrapin turtle, snapping turtle, and oysters. There were also melon seeds and cherry stones. (From exhibit at the Atwater Kent museum.)

(1785) Guerney, Francis, merchant, corner of Pine and Front
(1785) Course, Mrs., gentlewoman, corner of Pine and Front
The 1830 directory, in which the same numbering system theoretically was in place, contained a key to the numbering of corner properties and gives the following numbers for this corner:
#217 S. Front St., northeastern corner.
#7 Pine, northwestern corner.
#219 S. Front St., southeastern corner.
#12 Pine, southwestern corner.

(1785) Napier, David, weaver, Pine between Front and 2nd
(1791) #26 Pine St., Harper, Thomas, merchant
BETWEEN FRONT AND 2ND, NORTH SIDE
(1785) #309, Tidball, Joseph, merchant (by implication of numerical proximity to #310)
(1791) #39 Pine St., Campbell, James, merchant
(1791) #39 Pine St., Rutter, Samuel, merchant, also at 66 S. wharves
(1785) #310, Willing, Charles
(1785) Willing, Ann, gentlewoman, Pine between Front and 2nd
This may be a case in which a different person answered the door to #310 in response to each
directory compiler; further research may tell.
(1791) #37 Pine St., Richie, Alexander, shopkeeper
(1785) #312, York, Widow
(1785) York, Mrs., boardinghouse, Pine between Front and 2nd

CORNER OF PINE AND 2ND
(1785) #23, Curry, William
(1785) Currie, William, physician, corner of Pine and 2nd
(1791) #28 Pine St., Young, Samuel, merchant
This alignment is a guess based on being in the right location for being on one of the
southern corners.
(1785) #307, Nixon, John
(1785) Nixon, John, merchant, corner of Pine and 2nd
He was at the northwestern corner.
(1791) #43 Pine St., no listing
(1785) #308, Soyer, Widow
(1785) Sawyer, Elizabeth, shopkeeper, corner of Pine and 2nd
She was at the northeastern corner.
(1791) #41 Pine St., Sawyer, James, shopkeeper, also at 201 S. 2nd St.
The 2nd Street address may refer to this location as well.
The 1830 directory, in which the same numbering system theoretically was in place, contained a key to the numbering of corner properties and gives the following numbers for this corner:
#201 S. 2nd, northeastern corner.
#192 S. 2nd, northwestern corner.
#318 Pine, southeastern corner.
#194 S. 2nd, southwestern corner.
The address for the southeastern corner seems inexplicably high. This may be a typo.
BETWEEN 2ND AND 3RD, SOUTH SIDE
(1785) #24, McNeil, Widow (there is another Widow McNeil listed at #281) (possibly at corner)
(1791) #30 Pine St., no listing
(1785) #25, Allen, Andrew (by implication)
(1791) #32 Pine St., Evans, William, taylor
(1791) #32 Pine St., Myers, Lawrence, taylor

(1791) #40 Pine St., Brown, John, merchant
(1785) #33, O'Brien, Michael Morgan
(1785) O'Bryan, Michael Morgan, merchant, Pine between 2nd and 3rd
It was probably this house, renumbered #50 in 1790 and then #224 in 1858, which is
today known as the Bingham-Blackwell house; O'Brien married the original owner's daughter Mary
Stamper some time between 1782 and 1785. It was demolished in the 20th century (a
familiar, sad tune, though in this case nothing remained of the interior) and the front
door frame was saved and is in the Philadelphia Museum of Art. This frame and the
property it came from are discussed in Philadelphia: Three Centuries of American Art, pp. 144-46;
some of these fact came from that source.
(1791) #50 Pine St., Blackwell, Robert, Reverend D.D.
BETWEEN 2ND AND 3RD, NORTH SIDE (going east)
(1785) #290, Drinker, John
(1785) Drinker, John, merchant, Pine between 2nd and 3rd
(1791) #67 Pine St., Neal, Mrs., gentlewoman
(modern) #241 Pine Street. This is the Drinker House, built by bricklayer John Drinker
between 1765, when he bought the land from Letitia Pryor, and 1767, according to
Elizabeth B. McCall's Old Philadelphia Houses on Society Hill. Drinker also
built Drinker's Court behind his house, which was entered from
Union (Delancey) Street and which still exists, though not as a public street of any sort.
The house was restored in 1955 by L. Arnold Nicholson, a writer and former editor of the
Saturday Evening Post, and his wife. Oddly enough, this house is in the middle of the
block, more or less, which leaves one wondering what stood to its immediate west back then.
(1785) #291, McMoutry, William
(1785) McMuttrie, William, merchant, Pine between 2nd and 3rd
(1791) #65 Pine St., no listing
(1785) #295, Leper, Thomas
(1785) Leeper, Thomas, mariner, Pine between 2nd and 3rd
(1791) #57 Pine St., Leiper, Thomas, stevadore
(1785) #298, Carpenter, Samuel (by implication)
(1791) #51 Pine St., Morgan, James, sea captain
(1785) #299, Pratt, Mathew, portrait & sign painter
(1785) Prattian, Martin, limner, Pine between 4th and 5th
The location of this painter between 4th and 5th seems clearly to be an error by White.
Limners, or portrait painters, were not common, and the alternative-- that there were two of
almost, but not quite, the same name, on the same street within two blocks of each other, seems
almost beyond the pale.
(1791) #49 Pine St., Pratt, Matthew, painter
(1785) #300, Hill, John
(1785) Hill, John, clerk, Pine between 2nd and 3rd
(1791) #47 Pine St., Patton, William, carpenter
(1785) #301, Esler, Adam
(1791) #45 Pine St., Carpenter, Samuel, painter
BETWEEN 2ND AND 3RD, UNKNOWN SIDE
(1785) Donnell, John, shopkeeper, Pine between 2nd and 3rd
CORNER OF PINE AND 3RD
(1785) Snowden, John, shopkeeper, corner of Pine and 3rd (see #284, which seems to match but which is solidly in the middle of the block between 3rd and 4th.)
St. Peter's Church and churchyard occupy the southwestern corner and have since 1761. During the Revolution, the British regulars tore down the wood fence of the churchyard for firewood. A website about the church and its yard is here.
The northwestern corner is occupied by the Thaddeus Kosciusko house, built in 1776. Kosciusko did not occupy any part of it until 1797, and then only a room; it may have been this house which Snowden occupied in 1785. This is that house:

about the Kosciusko house.
The 1830 directory, in which the same numbering system theoretically was in place, contained a key to the numbering of corner properties and gives the following numbers for this corner:
#161 S. 3rd, northeastern corner.
#174 S. 3rd, northwestern corner.
#66 Pine, southeastern corner.
No # ("St. Peter's Church"), southwestern corner.
BETWEEN 3RD AND 4TH, SOUTH SIDE
The location of these three listings on this block is a guess:
(1785) #41, Stamper, Joseph
(1785) #60, McDowall, William
(1785) #61, vacant or residents would not give name
St. Peter's Church may have occupied the numbers between #33 and #41, or between #41 and #60; because no listing appears for the southeastern corner, this is still unclear.
The following two 1791 listings, the last two listed for the south side of Pine, may have been on this somewhat curtailed block, or may have been between 4th and 5th.
(1791) #68 Pine St., Moore, Thomas Ll., gentleman
(1791) #72 Pine St., McCarty, Charles, mariner
BETWEEN 3RD AND 4TH, NORTH SIDE
(1785) #281, NcNeil, Widow
(1785) McNeal, Ann, shopkeeper, Pine between 3rd and 4th

(1785) Reddick, Christian, carter, Pine between 3rd and 4th
(1791) #79 Pine St., Ratt, Christian, labourer
(1785) #284, Snowden, John

CORNER OF PINE AND 4TH
(1785) Claypoole, Mrs., gentlewoman, corner of Pine and 4th
(1785) Stride, Joseph, painter, corner of Pine and 4th
The 1830 directory, in which the same numbering system theoretically was in place, contained a key to the numbering of corner properties and gives the following numbers for this corner:
#111 Pine, northeastern corner.
#113 Pine, northwestern corner.
No # ("St. Peter's Church"), southeastern corner.
No # ("Presb[yterian] Ch[urch]"), southwestern corner.
BETWEEN 4TH AND 5TH, SOUTH SIDE
See notes below for block between 5th and 6th, south side.
BETWEEN 4TH AND 5TH, NORTH SIDE
The location of these seven listings as being on this block is a guess, and should be regarded as quite speculative, being placed here as being in the ballpark, a starting point for fitting in clarifying information in the future.
(1785) #266, Stride, Joseph, painter
(1791) #115 Pine St., no listing
(1785) #267, Henry, Andrew
(1791) #113 Pine St., no listing

(1791) #83 Pine St., Denham, Petretia, gentlewoman
BETWEEN 4TH AND 5TH, UNKNOWN SIDE
(1785) Haines, George, cordwainer, Pine between 4th and 5th
CORNER OF PINE AND 5TH
No listings.
The 1830 directory, in which the same numbering system theoretically was in place, contained a key to the numbering of corner properties and gives the following numbers for this corner:
No # ("Black Smith's Shop"), northeastern corner.
#143 Pine, northwestern corner.
#126 Pine, southeastern corner.
#119, southwestern corner. The numbering of a southwestern corner cannot be an odd
number, by the numbering system in place, which puts the lie to this number, but that's what
the key appears to give for this corner.
BETWEEN 5TH AND 6TH, SOUTH SIDE
The location of these six listings on this block is a guess, based on #87 being "near the
Hospital"-- presumably the Pennsylvania Hospital at 8th and Pine:
(1785) #84, Lotier, Anthony
(1785) #85, vacant or residents would not give name
(1785) #86, vacant or residents would not give name
(1785) #87, Champaine, Stephen
(1785) Champaigne, Stephen, drayman, Pine near the Hospital
(1785) #95, Cammer, Reynard
(1785) #96, Syder, Godfrey
Based on numerical progression, it seems more likely that they were located between 4th and 5th.
BETWEEN 5TH AND 6TH, NORTH SIDE
With the exception of George Green, the following alignments should be regarded as quite speculative:
(1785) #246, no listing
(1791) #133 Pine St., Cooper, John, carpenter
(1785) #247, vacant or residents would not give name
(1791) #131 Pine St., Lesher, Francis, harness maker

(1791) #121 Pine St., Sabel, Francis
BETWEEN 5TH AND 6TH, UNKNOWN SIDE
(1785) Thomas, Francis, labourer, Pine between 5th and 6th
CORNER OF PINE AND 6TH
The 1830 directory, in which the same numbering system theoretically was in place, contained a key to the numbering of corner properties and gives the following numbers for this corner:
#185 S. 6th, northeastern corner.
#157 Pine, northwestern corner.
#154 Pine, southeastern corner.
#158 Pine, southwestern corner.
PINE WEST OF 6TH, NORTH SIDE
(1785) #224, Vanson, Joseph
(1785) Vansame, John, labourer, Pine between 7th and 8th
The association of these listings is highly conjectural, and if Vansame was a laborer it is likely this mystery will never be solved for certain.
(1785) #225, Neutral Frenchhouses
PINE WEST OF 6TH, SOUTH SIDE
The location of this listing is a guess:
(1785) #173, Craft, Joseph
PINE WEST OF 6TH, UNKNOWN SIDE
(1785) Lottoe, Andrew, hairdresser, Pine, near the hospital.
Stephen Champaigne was also listed as being on Pine near the hospital in White's directory, but at #87 Pine Street in MacPherson's, which does not seem very near the hospital (at 8th and Pine).
BETWEEN 6TH AND 7TH, UNKNOWN SIDE
(1785) Coppart, Armond, labourer, Pine between 6th and 7th
White's directory listings for Pine Street end at the block between 7th and 8th (see #224).
