ACCOMMODATIONS	RATES

3 Bedroom, 4 Full Bath Villa -- for up to six guests	$400 per night; $2,800 per week
3 Bedroom, 4 Full Bath Villa -- for seven to eight guests	$425 per night; $2,975 per week
3 Bedroom, 4 Full Bath Villa -- for nine to ten guests	$450 per night; $3,150 per week
2 Bedroom, 3 Full Bath Villa -- for up to four guests*	$350 per night; $2,625 per week
1 Bedroom Villa -- for up to two guests*	$275 per night; $1,925 per week
Suite Room **	$125 per night; $875 per week
Rental periods are usually Saturday to Saturday, especially in high season (November through April) and there is a minimum of seven nights' stay in high season and five nights in low season. Contact us for any other possible arrangements. Accommodations for the 3 bedroom, 4 full bath villa consist of a huge master suite (approx. 400 sq. ft.) with a king bed (or two twins) and a full in-suite bath with double sinks, large walk in shower and a sitting area containing a queen futon; another king (or two twins) bedroom with a full in-suite bath with double sinks and a huge walk in shower; a queen bedroom with a full in-suite garden bath with double sinks and a large walk in shower; plus a queen futon in the living area with another full bath with single sink and walk-in shower. All rentals rates include maid service every other day, nightly security service, one private round trip transportation for you and your guests from San Pedro, three five-gallon bottles of water, free intra- Belize phone, Internet, DirecTV, all linens, and paper products. Rates do not include 9% Belize hotel tax or a refundable $250 Security Deposit that is refunded within one week of check out if there is no excessive damage or losses. * The one, two and suite rooms are available by shutting off part of the full villa. Reservations for one & two bedroom villa and mini suite rooms will only be considered 30 days in advance of rental period or low season only. ** There are two mini suite rooms available. One has a queen bed and one has two twins that can be configured into a king. These suite rooms consist of a room, private bath and private outside entrance. They share the lower veranda. They do not have access to the rest of the villa when rented alone. Each bedroom has sleeping accommodations for two. In addition there are two queen-size futons in the living room.,

Rental Procedures

	Contact us and we will let you know if your selected dates are available
	Once you decide to confirm, send us an email with you name, address, phone number, number of adults, number of children (under 21)
	We will email you an agreement
	Sign the agreement and email, fax or mail it back to us
	Send us a deposit equal to two nights' rent plus Belize taxes (9%) to hold your reservation. We accept the following forms of payment: Personal checks, money orders, bank transfers and cashier's checks at no charge PayPal payments from your PayPal account* EChecks and bank transfers through PayPal processing* Credit cards (Visa, MasterCard, Discover Card, American Express) through our Belizean manager or PayPal processing*
	You will be send a receipt and your balance will be due 90 days prior to arrival.
	Once registered, you will be put in touch with our Belizean manager who will be available for all your questions and who can also arrange for transportation, tours or anything else you need. You'll also be sent all kinds of information and maps.
	Once your balance is received, you will be sent a receipt and a confirmation of your rental with instructions.

* There is a 3% convenience service for credit card and PayPal transactions.

Cancelation Policy

Any deposits or payments are fully refundable if the cancellation is more than 90 days from the beginning of the rental period.

If the cancellation is 60 to 89 days before, there is a cancellation fee equal to the initial deposit amount.

There is no refund for cancellations less than 60 days of the start of the rental period unless cancellation is due to a mandatory evacuation or the guests rebook for a future trip.

The owner retains the right to cancel any rentals agreements without any repercussion and is not required to honor the rental agreement if the property becomes uninhabitable, a mandatory evacuation becomes effective or if the property is sold or transferred as long as all rental deposits are refunded. In the case of any of these conditions; and, if it is appropriate, the owner will make every attempt to assist the renters with alternate accommodations. However, any future owner is not liable for honoring any rentals agreements.
