We have "pre-designed" quality home blueprints for your immediate purchase. They can minimize a lengthy process of designing
a house from scratch - a smart alternative if your timeline is short. An original custom home plan can cost up to 15% (national average)
of the construction budget. We can save you thousands of dollars, because the cost of each pre-designed stock plan is amortized

Modifications of Plans
Our expert modification services can custom design your new home. If you like our house plans but you need some
modifications WE CAN MODIFY them for a nominal fee.
If you already have a set of house plans that you bought elsewhere WE CAN MODIFY them too to fit your needs.
You tell us what you’d like in your modifications and we’ll put those dreams on paper, starting from scratch or a pre-drawn
blueprint. Bring us your scrap paper, Post-It™ notes or dinner napkins, and we’ll deliver your dream!
Our average cost to customize a house plan is typically less than 1/2 percent of building costs (compare this to the
national average of 2 percent of building costs). This translates to an average cost of $400 to $1,500, in addition to the cost of
the reproducible blueprints.

FAQ's
Q: What is a blueprint?
A: For almost a century blueprint was the only low cost process available for copying drawings. That copy had
blue lines on a white background; thus these drawings were also called blue-lines or bluelines. Other comparable
dye-based prints are known as blacklines.
Traditional blueprints have largely been replaced by more modern, less expensive printing methods and digital displays. That process is
done by the use of print processes similar to a standard copy machine technology using toner
and bond paper. More recently, designs created using Computer-Aided
Design techniques may be transferred as a digital file directly to a computer
printer or plotter; in some applications paper is avoided altogether and work and analysis is
done directly from digital
displays.
As print and display technology has advanced, the traditional term "blueprint" has continued to be used informally to refer to each
type of image.
Q: How do I make modifications to my plan?
A: Once you’ve selected your home plan, you’ll want to plan out your changes and put them on paper.

We offer FREE ESTIMATES. Please have the following information
ready when you request an estimate:
1. Specific list of changes
2. Revised floor plan sketch if available
3. State in which you are building
4. Foundation type desired (slab, standard basement, etc.)
5. Exterior wall framing desired (2x4, 2x6, concrete block, other)
6. Telephone number where you can be contacted during the day
Q: What is the average cost for customizing a plan?
A: Our fees are typically less than 1/2 of other design firms and internet merchants. Each modification is
unique and requires time to estimate its costs. But, to give you a rough estimate for typical modifications that we
provide would cost between $400 - $750 which is 1/10th of the national average of 7 percent of building costs!
Q: How long will my modification take?
A: Depending on the complexity of the changes, the time to complete your project will vary. We can give you a better idea when we give you our
cost estimate.
Q: What type of changes do people request most often?
A: We handle a variety of requests from changing the wall framing or foundation type to increasing or decreasing the sizes of rooms, to
changing exterior finishes.

Q: What do the blueprints include?
A: Usually all of our plans include (1) set of buildable construction drawings on reproducible 36"wide x 24"high bond
paper, but call us for your particular need.
Q: What are "buildable construction drawings"
A: Most websites, internet blueprints or eBay© auctions will give you a set of prints that lack substance. They
do not include detailed specifications or information that will help your builder to construct in a timely manner. A lot of
the items are left for the builder to question and decide. We provide specifics to each design or modification so that
most problems are not encountered - minimizing your costs.
