To order an appraisal, you must tell us what is the purpose of the appraisal? Some common reasons are Home value
check, Bank loan, Refinancing, Separation or Divorce, Tax Dispute, Foreclosure, Estate settlement, Legal, and Buying and Selling a
home. If you are doing any of these tasks, a full appraisal is recommended.
Do you need to enter my house?
Yes - The appraiser will need to inspect the interior and exterior of the entire dwelling and Land. They will take
pictures to document the condition and construction of the property.
What should I do before the appraisal?
First - Depending on the purpose of the appraisal, its usually recommened to fix or repair any minor items in your home.
These items which seem unimportant can mount up as deductions or adjustments to your final estimate of value.
Secondly - We are there to only appraise the land and the improvements to the land (a house for example). We really
dont see in our inspection your personal property and belongings because we are not valuing them. It is however recommend
that the home be as orderly as possible for safty reasons.
Lastly - Notifiy the appraiser of any pets, people, and safty issues inside and outside the home. Remember, your
home is our worksite and we must be able to perform our inspection without becoming your pets lunchtime snack.
Should I Paint?
Typically the answer is yes to painting if you feel it is necessay. In some type of appraisals, FHA for example,
chipping paint will hold up the lending process until repaired due to FHA guidelines.
How long will you be in my home and how long will it take?
We will need about 45 minutes to 2 hours of your time for the interior of your home. We do a thorough inspection
of your home including an interior sketch. We will also need approx. 25-30 Mins on the exterior of your home to measure
the lot size and measure the improvments to the land.
The report process takes usually 2 business days to complete and 1 day to reivew. Verification of courthouse documents
or payment may add additional time.
