Architectural design evolves from a working relationship with each client. Each  client  provides
new challenges and aspirations for the architect in finding an appropriate statement. The design
process is always evolutionary and typically involves the five phases as listed below, after which
is noted the percentage of our total services that each phase is allocated.

In an effort to provide affordable yet complete service,  we  offer  our  clients interested in a new
home a service agreement that costs seven percent (7%) of the  cost  of  the  construction of a
new home. Basic services include all  the  services  normally  necessary  and  desired  by our
clients; however, the amount of time spent for construction administration is  limited  to a cost
equal to 12.5% of the total fee. For those clients interested in having us design  an  addition to
their home, we provide serviceson an hourly cost basis of the personnel involved with the total
cost of our services averaging around 11% of the cost of the improvements. Our involvement in
designing additions varies greatly depending on the amount  of  demolition  and  reconstruction
and the complexity of the work.



Phase I - Schematic Design  -  25%   of   total  fee
Preparation of preliminary design sketches and preliminary
cost  estimates  that  identify  an  appropriate  scope  and
character of the work.


Phase II - Design Development - 15%  of  total  fee
Refinement of the preliminary design concepts and financial
aspects of the work. Drafted plans, elevations and sections
are  presented.  It  is  at  this  phase  that  a  detailed  cost
estimate  is  prepared  and  all  aspects  of  the  work  are
integrated within the cost limitations set by you.


Phase III - Construction Documents - 40% of total fee
Resolution of all the  architectural,  mechanical,  electrical,  and
technical portions of the  work  and  preparation  of  construction
drawings and specifications for use  by  the  builder  to  execute
the work.



Phase IV - Bidding or Negotiation – 7.5% of total fee
Disbursement of the  construction  documentation to  builders.
Meeting   with  the  selected  builder  and  you  to  review  the
proposal and negotiate and prepare a final construction contract.


Phase V - Construction Administration – 12.5% of total fee
Periodic visits to the job site  to  determine  the  contractor's
compliance with the contract requirements  and  the  progress of
the work. Review applications for  payments  and  provide
administrative services. Review of shop drawings and change
orders requested by you.
