1.Payment/Balances Due: Final payment must be received within 30 days of rental date. The reservation may be cancelled without further notice if timely payment is not received by the due date with no refunds.

2. Cleaning: Guests are responsible for leaving the property in its original condition before departure. Bed sheets to be removed and left in laundry room. Guests shall leave all doors and windows locked and make sure the heat and lights are turned off upon checkout.

3.Security /Damage Deposit: A minimum Security/Damage Deposit of $400.00 is required to insure compliance with the terms of Occupancy. The SDD deposit is held until a determination of condition and contents of rental property has been verified. The SDD deposit will be sent back (minus 7% sales tax)  within one week after departure. Please report any problems or damage observed in the rental property upon check-in. Unreported problems or damage are assumed to have occurred during the current occupancy.

4.Cancellations: All Cancellations must be received in writing at least 30 days in advance of rental date.

5.Pets: No pets allowed.

6.Smoking: No smoking on the premise

7.Method of Payment: All rates are payable by cash,check,money order in U.S. Funds. Returned checks will incur a $30.00 fee. Full payment must be made within 30 days of occupancy.

8.Check-Ins: Check in takes place at 4 Bradbury Street,Old Orchard Beach at 3:00pm or later.

9.Check-Out Time: Check out and vacating the property on the day of departure is 11:00am.Guests will be charged one additional day rental if property is not vacated by Check-Out time. All property keys must be returned at check out. There is a $25.00 charge for lost or missing keys. Charges for non returned keys will be deducted from guests SDD.

10. Guest/Occupancy: We prefer family groups and qualified adults. Vacation property is limited to the maximum occupancy as stated in the confirmation provided with the terms of occupancy. Overnight guests are limited to the maximum occupancy limits (maximum occupancy 10 people).

11. Parking: Parking is limited to the number specified on the listing. Do not exceed the number of vehicles the property will accommodate. Excess vehicles on the property are subject to removal at guest's expense.

12. Items not Furnished: The rental property will not have towels and soap or paper products. Linens however will be provided for all beds.

13. Liability: Tenant and guests hereby agree(s) to make restitution for and hold and save harmless Bradbury Realty Trust from loss,damages,claim,demand,suits, judgements, liabilities or any cause whatsoever arising from any injury or death to persons or property,or any claim on account thereof resulting from Tenants use of the premises or Tenants failure to comply with this agreement,either in or about the occupied property or elsewhere.

14. Guest Responsibility: The guests whose name appears on the confirmation is responsible for all items and conditions set forth i this document for them,their guests or others they may have on the vacation rental property during their term of occupancy.

15. Violation of Terms or Conditions of Occupancy: When guests violate(s) any of the terms of occupancy,property rules,community rules or regulations,the guests may be asked to vacate the property and NO refund shall be due to guests. Please review all terms and conditions of occupancy.
