General Conditions

· The builder reserves the right to substitute similar quantity, quality or brands when necessitated by supply or other construction requirements. Final architectural drawings and plans approved by the Builder. Building, electrical, plumbing and occupancy permits included.

Concrete

· Basement floor 4”

· Footings 20” wide and 10” deep

· Foundation walls 10” wide

· All concrete to be 3000 psi

· One brick fireplace

 

Carpentry-Rough

· Framing-9’ high first floor, 8’ high second floor

· 2” by 4” exterior and interior walls

· Sheating– 1/2” O.S.B.

· Architectural 25 year asphalt roof shingle

· Ice and water shield in all valleys, check walls and roof perimeter

· Siding over building wrap, cedar or vinyl

· Exterior trim to be number two per-primed pine per plan if cedar

Carpentry-Finish

· Raised six panel molded Masonite interior paint grade doors

· Casing and base to be chosen by builder-Colonial style

· All interior wood trim to be paint graded unless noted

· Oak railings and newel posts sealed natural

· Painted balusters, risers and skirts

· Custom entrance door chosen by builder

· Kitchen cabinets, vanities per plan, allow

 

Painting

· All siding to receive two coats oil base paint if cedar

· All exterior trim to receive one coat of solid body stain over primer if wood

· All interior trim to receive two coats of semi gloss latex paint

· All interior smooth walls to receive one coat of flat latex paint over primer

· All exterior paint colors to be approved by builder

· Interior single color for trim and two colors for walls

 

Floor Finishes

· Basement and garage exposed concrete

· Tile in kitchen and breakfast area

· Oak flooring in the entry, hallway and dining room and main stair treads

· Carpets in the bedrooms and great room, living room

· Laminate in the bathrooms and laundry
