THEN AND NOW...
Erected in the 20's the building was originally used
as Limburg's grocery store warehouse (there is still a half-washed off sign for it on the outside wall). Later
it housed a small salad dressing factory, which went out of business in the eighties. Eventually it was acquired
and completely remodelled by two artists who used it for many years as both their home and multidisciplinary art studio.
The modern makeover of the building retained quite a few original and unique features, thus preserving some of the
historical charm of the space. Among these are: the original metal sliding front fire doors , exposed heavy
steel and wooden beams and some original interior brick walls.
Currently this unique space offers enough flexibility for
either a comfortable 2 bedroom apartment- and/or a versatile office- or-studio space.

ALSO AVAILABLE...
There is also a 1200 sq.ft. unfinished space available
in the same building- with separate full bathroom, brand new natural gas- heating and air-conditioning system (individually
controlled), 220Volt hookup, laundry hookups, gas-and water set up ready for the kitchen and with easy access to the garage.
This space has a great potential for an artist studio, office or a shop. If interested, further details of lease
can be discussed separately.
FAQ
Q: What
is the monthly cost of utilities in this loft?
A:
Gas cost vary between approx. $30 and $200 per month. Electric bill is between
approx. $10 and $175 per month. The cost of utilities may vary greatly depending on personal consumption style
and also on the time of the year. Gas bills are usually much higher in winter when more gas is used to heat the
place and the electric bills tend to be much higher during hot summers when more electricity is used to run the air-conditioning
system to cool off the loft. These cost fluctuations can be comfortably offset by arranging a yearly budget payment
plan with either of the utility companies.
