What does a home inspection cost?

Based on the square footage, age and condition of the dwelling, any where from $300.00 to $400.00.  Larger houses would require more time, and therefore, a higher fee.

 

Why should I have a home inspection?  How long will it take?

 A home inspection is designed to assist in evaluating the condition of the house.  It will not reveal every problem that exists or ever could exist, but only those material defects observed that day. Depending on the size, age and condition of the dwelling, anywhere from 3 to 4 hours.

 

What is a material defect?

A material defect is a defect that would have a significant adverse  effect on the value of the property or presents an unreasonable risk.   A roof, a furnace, air conditioner or structural damage for example.

 

Can my house fail this inspection?

No, I only report on what I see.  I don't guarantee or warranty any item, and the inspection report is strictly for the buyer, my client.    If  I uncover a safety related concern, I will report it to the owner.
